Plenty of companies “test” and then conveniently find a big job to sell you. We keep it honest: when sampling is warranted, it goes to an accredited third-party lab, so the results are objective and defensible.

An inspection starts with the eyes and the tools — a full visual assessment plus infrared imaging and moisture meters to find the water source that's actually feeding any growth. Mold is a symptom; the moisture is the cause, and that's what has to be found.

When testing makes sense — an unclear source, a real-estate transaction, or post-remediation clearance — we collect air and surface samples and send them to an independent lab. Results typically come back in a few business days with a clear report you can act on.

If remediation turns out to be needed, we can handle it — and we'll fix the moisture source so it doesn't come back. But testing and remediation stay honest and separate. That's the family-owned standard we've held since 1974.

Do I need testing, or can you just remediate?

Not every situation needs testing — visible mold with an obvious source can often go straight to remediation. Testing earns its keep when the source is unclear, when you need objective documentation for a sale, claim, or dispute, or when you want clearance testing to confirm a remediation worked.

What exactly do you test?

Typically air samples (to compare indoor spore levels to outdoor baseline) and surface or swab samples of suspect areas, plus a full visual inspection and moisture mapping. Samples go to an accredited, independent third-party lab.

How long do results take?

Third-party lab results generally come back within a few business days, and we follow up with a clear written report explaining what was found and what we recommend.

Is black mold dangerous?

We don't diagnose health effects — that's a question for a medical professional. What we can do is give you objective, lab-verified data on what's present and where it's coming from, so you can make informed decisions and get it handled properly.

If the test is positive, can you remediate it?

Yes. Our certified team can contain, remove, and HEPA-clean the mold — and, critically, fix the moisture source so it doesn't return. But we keep testing and remediation honest: we won't invent a job that isn't there.

Do you offer clearance testing after remediation?

Yes. Independent post-remediation testing verifies the space is clean before you move back in — the proof that the job was done right.
